What is not calculated at design stage gets paid for on site.

CSUISSE designs and supervises the electrical, heating, ventilation and plumbing installations of Swiss buildings — from an occupied apartment block to a nine-building development. Insurers, real estate funds, developers, general contractors, architects and property managers entrust us with their assets.

A mandate, not a sale

A building services practice occupies a precise position in a construction project: it is the client's technical representative. It turns a brief into sized installations, puts the work out to competitive tender, checks what is actually installed, and certifies that the completed work matches what was ordered.

That position only has value if it is independent. We sell no equipment, install nothing, and take no commission from any supplier. We are paid a design fee, known in advance and quoted phase by phase.

Working with an international client

Swiss building regulation is cantonal, and much of it has no direct equivalent elsewhere: the SIA phase model, the NIBT electrical standard, the periodic inspection regime, the cantonal energy certificate. We run the project in English and produce the statutory documents in the language the authority requires.

How a mandate runs

01SIA 31

Preliminary design

Survey of the existing building, site visit, scope definition, sizing assumptions and a concept for each discipline.

Deliverable: a summary report with costed options and a recommendation. The phase that commits least and decides most.

02SIA 32–33

Design and planning application

Final sizing, drawings and schematics per discipline, then the technical file for the building permit application.

Deliverable: the design file and the technical documents of the application. This is where choices are locked — changing them later is expensive.

03SIA 41–52

Tender and construction documents

Specifications by cost group, tender file, management of bidder queries, comparison of returns. Then construction drawings, coordination with the other consultants, review of shop drawings, site supervision and measurement.

Deliverable: a reasoned award recommendation, then a construction file kept current until handover.

04SIA 53

Commissioning and handover

Balancing, measurements, acceptance tests, snagging, safety certificate, as-built documents and instruction of the operating team.

Deliverable: a complete handover file and an installation whose set points are documented.

Can the project be run in English?

Yes. Meetings, reports and correspondence can be in English. Documents submitted to a Swiss authority or issued to contractors are produced in the official language of the canton, and we supply an English version alongside.

Do you work outside French-speaking Switzerland?

Yes — Bern, Biel, Zurich and Basel regularly, from our head office in Vaud and our branches in Meyrin, Neuchâtel and Grimisuat.

Can we commission a single phase?

Yes. The preliminary design can be ordered on its own and is usually the sensible entry point: it costs little and determines everything that follows.

Do you sell or install equipment?

No. We are a consulting practice only and take no supplier commission. That is what makes an award recommendation worth reading.
